Step One – Finding the Right Calgary Realtor 

The best place to start your selling process is by finding the right real estate agent. Your agent takes on a lot of responsibility and will have a major impact on the outcome of your sale. So, rather than hire the first Realtor you find online. You’ll want to do your research and know what to look for. 

Use this checklist when hiring a real estate agent. 

Are They a Full-Time Agent?

Not all agents work full-time. You want to work with someone who is completely committed to their profession (and your sale). 

Do They Have Years of Experience? 

Calgary’s market is constantly changing. An agent who has several years of experience will be familiar with all kinds of market conditions, fluctuations, and scenarios. No matter what the current conditions look like, they’ll know how to approach your sale to get the best result. 

Do They Have a Strong Track Record?

A great agent should have several years of experience under their belt. However, they should have a strong record of sales too. Be sure to ask Realtors how many homes they’ve sold in the past quarter, year, and in their career. 

Have They Sold Homes in Your Neighbourhood Before? 

Calgary is a city of micro-markets. Real estate trends in your neighbourhood will be different than in other places in the city. Therefore, choosing an agent who has experience selling homes in your community will give you a big leg up. 

Check Out Their Website & Marketing

Marketing (especially digital marketing) is a big part of selling your home. Not only do you want as many buyers as possible to discover your home, but you also want them to like what they see. 

When you research real estate agents, always look at their website, social media pages, and marketing materials. This will give you an idea of how your home will be presented when it’s on the market.

Step Two – How to Get Your House Ready to Sell

Now that you’ve found your real estate agent, it’s time to get your home market-ready. Getting your house ready to sell is a big step in terms of time and effort, so it’s important that you stay on track as best you can. 

Clear Out the Clutter

Buyers should see your home as a blank canvas for their life. Pack away excess furniture and personal belongings to create a more spacious and neutral environment. Remove any personal items and family photos to depersonalize the space. 

If needed, consider renting a storage unit to temporarily store things during the selling process.

Do a Deep Clean

Once you’ve created a blank canvas, it’s time to do a deep clean. You’ll want to scrub your house top to bottom, paying extra attention to high-visibility areas. If needed, you can always hire professional cleaners for this step.

Make Sure Your Home Looks Great From the Outside

Curb appeal is huge when it comes to making a good first impression. During the summer, make sure the lawn is mowed, free from leaves and debris, and in overall good condition. If you’re selling during the winter months, always shovel and de-ice walkways before each showing. 

Step Three – When Your Home Is on the Market

Once your home is officially for sale, you’ll need to be diligent about keeping it in good shape. 

Keep Your Home Tidy 

When on the market, your home should be clean and clutter-free at all times. Have a daily routine in place to ensure your home can be showing-ready at a moment’s notice. 

Be Flexible

Buyers can’t make an offer on your home without seeing it in person. Being flexible makes it easier for them to do that. Allow for short-notice appointments when possible, and set up arrangements for child or pet care ahead of time.

Listen to Feedback

If your home isn’t selling, you’ll want to listen to feedback from buyers, their agent, and yours. Be open to adjusting your price or strategy if interest is low.

Step Four – After Your Sale

Congratulations – your home has sold! While this step calls for celebration, there are still a handful of important things you need to do in the coming days and weeks. 

Terms & Seller Obligations 

Once the sale is complete, you may need to fulfill any obligations outlined in your sale agreement. This could include providing access for inspections or appraisals or addressing any agreed-upon repairs or changes. 

You’ll also need to organize the accessory elements for the buyer, such as records of repairs, appliance warranties, manuals, and spare keys.

Pack Up & Hire Movers

No matter how far away the possession date may seem, it’s never too early to start packing and preparing for your move. Don’t forget to book your professional movers early, as reservations can fill up quickly. 

Update Your Information

Change your address with Canada Post, your bank, healthcare providers, and any other relevant services. 

Cancel or transfer your home utilities before you’re out of your current place – you don’t want to accidentally pay for the next owner’s utility use after you’re gone. On that note, you’ll also want to set up the utilities and services in your next home ahead of time so there are no gaps.
